Agreement to Terms
These Terms of Service govern your use of the Mountain Rose Vacation Rentals website and your booking of any property listed on it. Mountain Rose Vacation Rentals is operated by Jenny Rose Properties LLC. By using this website or making a reservation, you agree to these terms.
Bookings and Reservations
All reservations are subject to availability and confirmation. A booking is not guaranteed until you receive a confirmation from us. Rates, fees, minimum night requirements, and cancellation policies are as stated at the time of booking and may vary by property and season. Payment terms, including any deposit or balance due dates, will be provided during the booking process.
Guest Conduct
Guests are expected to treat each property with care and respect. The following apply to all stays unless a specific property page states otherwise:
- No pets
- No smoking
- No parties or events
- Guests must be 21 years of age or older to book
- Occupancy must not exceed the maximum stated for the property
- Guests are responsible for the conduct of everyone in their party
Violation of these rules may result in termination of the stay without refund and additional charges for damages or excessive cleaning.
Liability
Mountain Rose Vacation Rentals and Jenny Rose Properties LLC are not liable for personal injury, loss, theft, or damage to personal property that occurs during a stay, except to the extent caused by our negligence. Guests use property amenities, including but not limited to hot tubs, decks, fire pits, and outdoor spaces, at their own risk and are responsible for supervising minors in their party at all times. We recommend guests review property-specific safety information provided at check-in.
SMS Terms
By providing your phone number in connection with a reservation or inquiry, you consent to receive SMS text messages from Mountain Rose Vacation Rentals related to your reservation, including but not limited to booking confirmations, check-in instructions, arrival reminders, and follow-up communications. Message frequency varies. Message and data rates may apply. You may opt out of SMS communications at any time by replying STOP to any message, or by contacting us directly.
Cancellations
Cancellation policies vary by property and are disclosed during the booking process. Please review the specific cancellation policy for your reservation before booking.
Intellectual Property
All content on this website, including text, photographs, and design, is the property of Jenny Rose Properties LLC or its licensors and may not be reproduced without permission.
Changes to These Terms
We may update these Terms of Service from time to time. Continued use of this website or a future booking after changes are posted constitutes acceptance of the revised terms. The date at the top of this page reflects the most recent revision.
Governing Law
These terms are governed by the laws of the State of Georgia, without regard to its conflict of law principles.
